Bansko is interesting because it has become one of those rare places where lifestyle, community, and investment logic actually meet. A year-round destination — skiing, hiking, a globally recognised remote-work hub — with property values that have grown roughly 10% per year over five years. Bulgaria’s 10% flat tax, Schengen membership since January 2025, and low cost of ownership make it one of the most attractive markets on the continent.
But the real edge is not the market alone. The real edge is getting access through people who know how to operate here, have already done it once, and have the trust of buyers, partners, and the local ecosystem.

Three people are driving this. Here is who they are and why it matters.

Cristian Zărnescu — Plus Property Bansko
Cristian has been in Bansko real estate for 18 years. He has handled over €30M in local transactions, manages 200+ properties in the region, and knows every layer of the Bulgarian property process — legal, structural, regulatory, negotiation. When the hard questions come up, Cristian has the answers. He is also the person who keeps sellers, lawyers, and local authorities aligned. That is not easy to find.

Uwe Allgäuer — Community & Strategy
Uwe co-founded Coworking Bansko and Bansko Nomad Fest, and has helped more than 100 remote workers establish Bulgarian residency. He brings the network — the buyers, the residents, the community that makes these projects sell. He also holds a €3M+ personal property portfolio built since 1996, so this is not abstract for him.

Stefan Willems — Investor Relations
Stefan is a fund manager with a strong investor network across Belgium and beyond. He handles financial structuring and the kind of due diligence that institutional and high-net-worth buyers expect. His presence in this project is a signal in itself.

Not because of a marketing campaign — because of what we built and who we are.

We have always operated on the win-win-win principle: the deal has to work for everyone — the buyer, the community, and the team. If it only works for one side, it is not the right deal. The people who come into these projects are not a target market. They are people we know, whose stories we follow, and whose outcomes we feel responsible for. That is how we built Mons Orbelus, and it is how we will build what comes next.

We are bringing a new project to market in Bansko — different in scale from Mons Orbelus, and with two entry points: individual ownership (community-anchored, turnkey) and a shareholding investment tier for those who want financial exposure without managing a unit.
We are not ready to share everything yet. But we are ready to share it with you first. That is why this email exists.
