Work is progressing in line with the builder’s current timeline, with the teams moving through plastering, floor preparation and preparations for tiling.

• Exterior: the exterior is complete apart from the remaining stone-tile cladding around the base of the building, which is currently being finished.
• Plastering: apartment and bathroom plastering is complete on the ground floor, Floor 1 and Floor 2. Work continues on Floors 3 and 4.
• Floor screed: screed has been laid on the ground floor and in the west wing of Floor 1. During the week beginning 5 October, work is scheduled to continue across the remaining part of Floor 1, Floor 2 and Level −1, including the garage entrance area, staircase and ski-storage room.
• Bathrooms and corridors: from 5 October, the team is scheduled to begin boxing in ventilation ducts and plumbing installations, alongside preparing bathrooms and corridors for tiling.
• Lift: the lift shaft is being prepared for installation.
• Doors: the interior and apartment entrance doors have been manufactured, and delivery logistics to Mons Orbelus are being coordinated. Installation is planned for December 2026 and January 2027, with completion expected by the end of January.

These are the current planned stages; we will continue sharing progress and confirmed installation dates as work advances.

The builder can arrange the supply and installation of LG air-conditioning systems for heating and cooling, through a local company that can also provide ongoing maintenance. The proposed units include Wi-Fi control from your phone.

For both the single-room and two-room multi-split systems, connecting pipework is charged separately at approximately €40 per metre, with an estimated additional cost of €40–€120 per apartment. The final amount will be confirmed according to the actual pipe length and installation arrangement.

The AC prices have increased compared with those shared initially, reflecting changes in market prices since the original quotations were obtained.

The exact models, technical specifications, VAT treatment and apartment-specific installation costs will be confirmed in your quotation before you approve an order.

Final scope, appliance inclusions and the apartment-specific price will be confirmed in your individual quotation.

For a custom kitchen, please send Stela a simple sketch or reference image, the available dimensions, your preferred cabinet arrangement, colours and materials. Alternatively, arrange an individual consultation to work through your requirements. Owner-provided dimensions are preliminary until verified onsite by the manufacturer.

Kitchen design and individual coordination support is charged at €25 per hour through Mons Orbelus. Indicative support ranges from an initial concept consultation of 3 hours / €75, through design and quotation support of 6 hours / €150, to fuller ordering and installation coordination of 9–12 hours / €225–€300. Work is billed according to actual time spent; any material expansion of scope will be discussed in advance.

For owners who would like support furnishing their apartment, the three previously presented complete furnishing collections are:

The collections cover the itemised kitchen, bedroom, living/dining, terrace, lighting and curtain scope shown in each offer. Bathroom vanity furniture and the shower divider are excluded. Transport, carrying, assembly, appliance connections, plumbing and electrical installation are quoted separately.

You can choose a complete collection or mix and match items across the collections. Please email Stela with the items you want and the collection each comes from, so that we can obtain a tailored quotation. For curtains, you can also send reference images showing your preferred style and colours.

For owners who would like walls painted in a colour other than standard white, we plan to share a colour catalogue at the beginning of November.

A paint colour can look different once it is on the wall, depending on daylight, artificial lighting and the room itself. Screen images and printed catalogues are a guide. Where possible, we recommend choosing your colour personally, ideally checking a physical sample in the apartment, and sending us the exact paint brand and colour code.

For owners who are away from Bansko, the catalogue will help you select a preferred shade. We can then coordinate sourcing and tinting the paint to your selected colour, together with delivery and painting. Material and labour costs will be quoted for approval before proceeding. Individual sourcing and coordination support is charged at €25 per hour through Mons Orbelus.
