We are very happy to welcome Dobrina to the Mons Orbelus team as our fit-out coordinator. She is your main point of contact for questions about categories, upgrade options, and B3 Assisted Sourcing logistics. If you are unsure about anything relating to your apartment fit-out, please write to her first.
Two Things Worth Keeping in Mind
If you are coming to Bansko or Bulgaria and expect to sign documents now or later, please make sure to leave a Power of Attorney with a lawyer or a person of trust while you are here. It makes future deed signings and legal steps much simpler — and saves a separate trip.
Uwe can organise a practical round table on Bulgarian tax residency, personal taxes, and what relocating to Bulgaria actually looks like — if there is enough interest or need for it.

Project Timeline and What It Means
The interior delivery phase is now underway — owner decisions are time-sensitive.

June is the key planning and alignment phase before the next construction layers move forward. This is the best time to finalise electrical changes, socket and switch positions, internet cabling, and heating layouts before plastering and later finishing works advance.

- Wall painting begins and may continue into mid-August
- Late technical changes become harder and more expensive
- Cable repositioning and apartment-specific electrical work continue in sequence
July is the shift from planning into execution. Once levelling, heating, tiling, and painting move through the apartments, there is much less flexibility for late changes.

- Temporary electricity expected in this phase or around late summer
- Initial practical power availability in the range of roughly 100–150 kW
This period is especially important for bathrooms and practical infrastructure. It is the right time to think in concrete terms about tiles, fixtures, sockets, shower logic, and toilet preferences.

October is where earlier planning starts becoming visible in the finished product. The clearer the decisions made in June and July, the more smoothly this stage moves.

By November, the focus is no longer on introducing new requests, but on seeing earlier choices come together. Apartments should feel much closer to their final form.

These figures are indicative meeting references, not final quotations. Updated supplier offers and clearer package options will follow in several areas. Where an owner selects an alternative to a standard included item, the cost may reflect the deduction of the standard item — meaning the owner pays the difference, not the full standalone amount. Please confirm case by case.
What Changes Cost and Why
Supporting owner-specific changes during construction — with a clear cost structure.
One important point from the meetings is that we are continuing to support owner-specific changes and upgrades during construction, even though this is already more flexible than what many developers would normally allow at this stage. The intention is to help you shape your apartment now, rather than forcing you to undo finished work later.
At the same time, changes during live construction do come at a cost. The builder is helping with changes and upgrades, but cannot keep delaying approved works indefinitely while multiple teams are moving across this and other projects. Every additional request also creates coordination work across planning, communication, registration, builder handover, payment handling, delivery, installation follow-up, and owner updates.
EUR 20 for each additional wire for a switch or socket
EUR 10 for moving an existing point
Minimum EUR 20 handling charge for individual change requests requiring up to one hour of coordination
Extra bathroom sockets for hairdryers or toothbrush chargers are covered by the project team at our expense, as these were not included in the initial drawings.
The goal here is not to discourage improvements, but to make sure that useful changes happen at the right moment, in a feasible way, and with a realistic understanding of cost and impact. We want to stay flexible where it helps you, while also keeping the project moving well for everyone.
