Fit-Out & Construction Q&A
Mons Orbelus — Owner Guidance

Dear Archive,

Below are Stela’s answers to the fit-out questions owners ask most often — boiler, bathroom, underfloor heating, kitchen, flooring and doors — gathered together as one reference.

Please read first, if you have not yet: the choices and deadlines below build directly on our last project update — timeline, construction schedule and site progress. Without it, some of what follows may not make full sense.

Single source of truth: the Fit-Out Choices spreadsheet is the official record of owner selections — also linked from the Owners Fit-Out Choices page. Where Standard A is retained, the standard project specification proceeds automatically unless a category states otherwise.

Note, there is no need to choose anything if you are happy with the standard option.

Boiler / Water Heater
Q1. Where can I find the official boiler options and Wi-Fi upgrade specifications?

The official boiler options are listed under Category 20 — Water Heater (Boiler) — in the Fit-Out Choices spreadsheet, which sets out the standard specification and the available upgrade options, including Wi-Fi-enabled alternatives.

For your final apartment selection, please use this same spreadsheet — also linked from the Owners Fit-Out Choices page.

Once the file is open, press Ctrl+F / Cmd+F and type “Category 20” to jump straight to the boiler section.

Q2. How does the pricing for boiler upgrades work?
‼️ Please Note: There is no need to choose any upgrade or any option, if you do not choose anything and if you do not get back to Stela, the standard option will be installed.

The value of the Standard A boiler is credited, so an owner selecting an upgrade pays the applicable upgrade difference rather than paying for both boilers.

Apartment Standard A B1 — BiLight Cloud Wi-Fi
Studio — 50 L€161€210
One-bedroom — 80 L€171€240

Owners requesting a different boiler solution, including a horizontal Wi-Fi boiler or premium flat boiler, should contact Stela for confirmation of the applicable project price and installation requirements.

Q3. What exact boiler models are provided, and are they installed vertically or horizontally?

The bathrooms are planned for vertical boiler installation as standard.

A small number of apartments are specifically shown in their bathroom layouts with horizontal installation.

Owners can choose between the standard TESY BiLight, the BiLight Cloud Wi-Fi upgrade, a reversible BelliSlimo Lite Cloud for horizontal Wi-Fi installation, or the confirmed premium BelliSlimo Dry 80 option.

*Vertical vs Horizontal Installation: Can be installed horizontally, but the net usable hot-water capacity is approximately 10% lower than in the standard vertical position. Owners who prefer horizontal installation should inform Stela and have this recorded in the Fit-Out Choices spreadsheet.

A — STANDARD TESY BILIGHT

The standard specification is a TESY BiLight installed vertically in accordance with the planned bathroom layout. Studio — 50 L: €161, One-bedroom — 80 L: €171.

The standard 80 L BiLight has:

B1 — TESY BILIGHT CLOUD WI-FI

The B1 upgrade retains the planned vertical installation while adding Wi-Fi / MyTESY smart control. Studio — 50 L: €210, One-bedroom — 80 L: €240. The value of Standard A is credited and the owner pays the applicable upgrade difference.

Wi-Fi functions include:

HORIZONTAL WI-FI OPTION — TESY BELLISLIMO LITE CLOUD

Owners who specifically prefer horizontal installation + Wi-Fi can request the reversible BelliSlimo Lite Cloud 50 or 80.

Both are:

The additional project cost for the approved horizontal solution is: +€170

Owners must inform Stela in advance so that the change can be coordinated with the bathroom layout, plumbing and electrical connections.

PREMIUM OPTION — TESY BELLISLIMO DRY 80

The confirmed premium project option is: TESY BelliSlimo Dry 80, Model: GCR 80 27 24D E31 EC — Project price: €483.

It provides:

This model does not have built-in Wi-Fi.

VERTICAL VS. HORIZONTAL INSTALLATION

With reversible flat boilers, horizontal installation generally reduces the usable hot-water output — for example:

BelliSlimo Dry 80

BelliSlimo Cloud 80

Vertical installation is therefore preferred where the bathroom layout allows it.

Q4. Where is the boiler positioned in the bathroom, and can I choose or customise the location?

The planned boiler position is shown in the individual bathroom layout/image provided for each apartment.

The general project standard is vertical installation, although some apartments are explicitly shown with horizontal installation.

In those cases, installation follows the position and orientation shown in the apartment layout.

If your bathroom layout shows a vertical boiler but you prefer horizontal installation, please inform Stela in advance.

Find your apartment number in the tables above and open the corresponding image in a new tab. If your apartment is not listed, it follows the general project standard (vertical installation, no separate image needed). Apartments 3, 11, 12, 14, 29, 42, 44, 51, 52, 57, 58 and 61–67 do not yet have a layout image; these are still being prepared and will be issued early next week. We will update this page and follow up with owners of these apartments once the sketches are ready.

The team will check whether this can be accommodated with:

InstallationVerticalHorizontal
Project standardYesOnly where shown or requested/approved
Owner request requiredNoYes, if different from layout
Usable hot-water performanceHigher / preferredLower for same reversible model
Wi-Fi optionYesYes with appropriate reversible model

Owners selecting horizontal installation should therefore understand that the usable hot-water capacity is generally lower than when the same reversible boiler is installed vertically.

Q5. Is the flat boiler with a dry heating element (TESY BelliSlimo) available as an official upgrade, and what is the price?

Yes. The confirmed premium boiler option is: TESY BelliSlimo Dry 80, Model: GCR 80 27 24D E31 EC — Project price: €483.

Wi-Fi / MyTESYNo

The premium option adds a slim profile, dry heating elements, flexible installation, energy class B and strong heating power.

Where possible, vertical installation is preferable because it provides more usable hot water.

Owners who specifically require Wi-Fi should choose a Cloud model instead, such as BiLight Cloud for vertical installation or BelliSlimo Lite Cloud for a reversible/horizontal Wi-Fi solution.

Q6. What boiler capacity is recommended if I choose a bathtub instead of a shower?

The project standard is: Studio — 50 L, One-bedroom — 80 L. If a bathtub is chosen, we recommend increasing the available hot-water capacity.

UseRecommended capacity
Normal shower use50 L
Shower / occasional bath80 L minimum
Regular bathtub use100 L recommended

For a studio with a bathtub, we recommend upgrading from the standard 50 L to at least 80 L.

For a one-bedroom apartment with a bathtub, 80 L is the minimum; 100 L is recommended for regular and more comfortable bath use.

TESY offers 100 L options including:

Vertical installation is preferable where possible because reversible flat boilers generally provide more usable mixed hot water vertically than horizontally.

Change Freeze & Deadlines
Q7. Which document is the official single source of truth for fit-out choices, and what is the deadline to submit final choices?

The Fit-Out Choices spreadsheet is the official record for owner selections — also linked from the Owners Fit-Out Choices page.

If Standard A is retained, the standard specification will be installed automatically.

ChoiceDeadline
Toilet — A / B1 Option 1 / B1 Option 230 August 2026
Underfloor heating30 August 2026
Remaining bathroom fit-out choices15 September 2026

After the applicable deadline, the selection is considered frozen for construction.

Later changes may no longer be technically possible and, where accommodated, may result in additional labour, material and coordination costs.

Q8. My requested change — is it still possible, or is it no longer accepted?

This depends on the type of change and the current construction stage.

As of 1 August 2026, changes affecting the apartment’s core construction and installations are no longer accepted, including:

Fit-out and finishing selections that remain open can still be made within their applicable deadlines.

If you have a specific change in mind, please describe it precisely. The team will confirm whether it remains technically possible and advise of any additional cost or programme impact.

Q9. What is the final deadline ("last call") to order a wall-mounted toilet?

The final deadline for the toilet selection is 30 August 2026.

ChoiceTypeDeadline
A — StandardFloor-mounted toilet30 August 2026
B1 — Option 1Wall-hung toilet30 August 2026
B1 — Option 2Wall-hung toilet30 August 2026

The wall-hung options require the earlier decision because the concealed frame/cistern and associated installation must be coordinated with the bathroom construction.

If no wall-hung option is selected by 30 August, the apartment proceeds with Standard A.

Q10. What changes are permitted in the bathrooms (moving fixtures etc.)?

The main bathroom layout and the locations of the water, drainage and electrical installations are fixed.

Each bathroom has two drainage points:

These positions cannot be relocated.

Item / changeStatus / guidance
Move toilet, shower or sinkNot permitted
Move drainage pointsNot permitted
Move main water/plumbing connectionsNot permitted
Change bathroom walls/layoutNot permitted
Toilet A / B1 Option 1 / B1 Option 2Permitted within deadline

Boiler model/typePermitted within available options
Alternative boiler position/orientationMay be accommodated subject to technical confirmation
Owner-supplied mirrorPlease inform us; owner-sourced
Owner-supplied upper cabinet/vanityPlease inform us; owner-sourced

A custom lower vanity may be chosen and sourced by the owner, but it must work with the fixed sink, plumbing and drainage positions.

Owners should provide product details, dimensions and installation requirements before purchasing.

The same applies to an owner-supplied:

This allows the team to coordinate the item with the boiler and other bathroom elements.

Q11. Price for the bathroom towel rail — non-standard?

We will answer this question next week, there is still some information missing. Thanks for your patience!

Q12. Models and pricing for shower options A and B?

We will answer this question next week, there is still some information missing. Thanks for your patience!

Q13. What is the current status of underfloor heating, and what are the confirmation deadlines?

We will answer this question next week, there is still some information missing. Thanks for your patience!

Q14. When do I need to commit to underfloor heating, and which rooms can I choose to have covered?

We will answer this question next week, there is still some information missing. Thanks for your patience!

Q15. What is the current verification status of on-site changes that have already been executed versus those still pending?

The status varies by:

Some approved changes have already been physically executed, while others may still be scheduled as part of the ongoing works.

An approved or recorded change should therefore not automatically be assumed to have already been completed on site.

Owners are welcome to:

When requesting verification, please identify the specific change or fit-out item you want checked.

Kitchens & Flooring
Q16. When do kitchens get finalised, and when is ordering?

The full kitchen catalogue, layouts and available finish options are planned to be shared by the end of August 2026.

MilestoneTiming / information
Kitchen catalogue & finishesBy end of August 2026
Owner review / selectionFollowing catalogue release
Kitchen orderingOctober–November 2026
Project kitchen pricingFrom approx. €3,500
Owner-sourced kitchenPermitted; apartment prepared for installation only

Owners may choose a project kitchen or source their own.

An owner-sourced kitchen must be designed around the prepared water, drainage and electrical points, which are fixed.

There is no need to place a kitchen order now. Owners will first receive the full project kitchen information and then have time to review the options before the October–November ordering period.

Q17. What do I need to know if I supply my own laminate, tiles, skirting or other custom items?

Owners may supply their own approved laminate, tiles, skirting and other custom fit-out items, subject to coordination with the construction programme and confirmation that the selected materials are suitable for installation.

Owner-supplied itemIndicative chargeNotes
Laminate flooring€3/m²Handling / coordination
Kitchen / corridor tiles€25–40/m²Installation labour; tiles owner-supplied
PVC skirting€1/linear mInstallation

Final tile installation pricing is indicative and depends on:

CUSTOM BATHROOM TILES — NOTIFICATION AND DELIVERY

All owners choosing custom bathroom tiles must inform the Mons Orbelus team and have “Custom Tiles” recorded in the Owners Register by 10 September 2026.

This applies to all floors and allows the site team to plan which bathrooms receive standard versus owner-supplied tiles.

Apartment floorCustom bathroom tile delivery deadline
Floor 120 September 2026
Floors 2–330 September 2026
Floors 4–510 October 2026

Therefore: by 10 September, all owners choosing custom bathroom tiles must notify the team.

The physical delivery then follows the applicable floor deadline.

ORDERING & LOGISTICS PROCEDURE FOR ALL CUSTOM ITEMS

For all owner-supplied/custom items, Stela will share the project ordering and logistics procedure by the end of August 2026.

It will cover:

Owners should wait for Stela’s procedure before arranging delivery to site.

Section
Interior Doors
Q18. Can I choose the opening direction of my interior doors, and when do I need to confirm it?

Yes — owners are invited to review the planned opening direction of the interior doors in their apartment and advise us if they have a preferred alternative. Deadline: 25 September 2026.

To request a change:

The project team will review the request and accommodate the preferred opening direction where technically possible.

If no alternative is submitted by the deadline, the doors will proceed according to the planned project layout.
