October Owner Update — Follow-up to 7 October

Stage 2 Payments and Material Orders

Stage 2 is the point at which apartments are ready with floors, painted walls, tiles and doors. Under your contract, the Stage 2 payment falls due once that stage is complete. We expect to complete Stage 2 by the end of November 2026.

We would like to ask owners who are able to do so to make this payment now. Material prices are rising, and funds received early allow the team to order materials at today’s prices and keep the works moving at full pace.

The choice is yours: you may pay now, or when Stage 2 is complete, as your contract provides. Where materials are ordered only as payments arrive on completion, Stage 2 may take one to two months longer.

From next week, Stela or Plus Property will contact you about your extras, such as underfloor heating, boilers and air conditioning. You will be asked to settle extras already completed or ordered, and to pay an advance for those you have requested, so that we can order the materials.

Thank you for your collaboration. Your support at this stage keeps the works on schedule and benefits every owner in the building.

Construction Progress

The latest construction update covers plastering, floor preparation and preparations for tiling. The following stages reflect the builder’s reported progress and current planned sequence.

• Exterior: The exterior is complete apart from the remaining stone-tile cladding around the base of the building, which is currently being finished.
• Plastering: Apartment and bathroom plastering is complete on the ground floor, Floor 1 and Floor 2. Work continues on Floors 3 and 4.
• Floor screed: Screed has been laid on the ground floor and in the west wing of Floor 1. For the week beginning 5 October, the planned next areas are the remaining part of Floor 1, Floor 2 and Level −1, including the garage entrance area, staircase and ski-storage room.
• Bathrooms and corridors: The programme from 5 October includes boxing in ventilation ducts and plumbing installations, alongside preparing bathrooms and corridors for tiling.
• Lift: The lift shaft is being prepared for installation.
• Doors: The interior and apartment entrance doors have been manufactured, and delivery logistics to Mons Orbelus are being coordinated. Installation is planned for December 2026 and January 2027, with completion expected by the end of January.

These are the current planned stages; we will continue sharing progress and confirmed installation dates as work advances.

Air Conditioning Options

During the owners’ meeting, we referred to another LG model. We are now sharing the correct model links for the updated 2026 proposal. We are working with the official LG representative in Bulgaria, whose recommendations form the standard options below.

The single-room system heats and cools one selected space. For a maisonette or an apartment with separate rooms, the installer will check suitability for the layout; one indoor unit should not be assumed to serve all rooms evenly.

Standard Options and Individual Requests

Owners who would like the builder’s support with AC supply and installation can record their preferred standard option and the rooms to be served in the Owners Register, and send their requirements to Stela at hello@orbelusbansko.com.

If you would prefer a more premium LG system, higher capacity or a different configuration, please send us your apartment number, the rooms you want to heat or cool, any preferred model or features, and any particular installation requirements. A marked plan or reference image is helpful where available. Stela will pass this information to the official LG representative in Bulgaria, who will advise on suitable additional options and provide an individual quotation based on your apartment’s specifics.

Installation and Warranty

Both prices remain unchanged and include delivery, standard installation and a three-year warranty. Standard installation includes a connecting pipe run of up to 2 metres; additional connecting pipework costs €40 per linear metre beyond the included allowance.

Outdoor-unit positions, pipe routes, drainage and access will be agreed with the builder and supplier. Your final apartment quotation will confirm the exact equipment, VAT treatment and any additional installation costs before approval. Full warranty terms will be provided with the equipment. LG lists Wi-Fi control for EZ12CYN; the representative will confirm features and energy ratings for the exact multi-split combination.

Order Rounds

First round: confirm your AC choice by 30 October 2026 for installation before the end of 2026.

Second round: confirm your AC choice by 30 December 2026 for installation during 2027. The 2027 installation timeline is yet to be confirmed.

Owner-Supplied Equipment or Later Installation

Owners may source their own units and request installation by the same local firm. Please agree suitability and installation arrangements before purchasing. Indicative labour is €250–€350 for a single system or €250–€400 for a two-room multi-split. Equipment, pipework and additional requirements are quoted separately.

An electrical connection point is provided in the living room for future AC installation. Pipework, drainage and mounting requirements still need to be assessed if you install later.

Kitchen Options

The three previously presented kitchen options remain available:

Kitchen-Only Option Essential Kitchen €3.300 including 20% VAT and installation

Kitchen-Only Option Signature Kitchen €3.500 including 20% VAT and installation

Kitchen-Only Option Premium MDF Kitchen €3.800 including 20% VAT and installation

Final scope, appliance inclusions and the apartment-specific price will be confirmed in your individual quotation.

For a custom kitchen, please send Stela a simple sketch or reference image, the available dimensions, your preferred cabinet arrangement, colours and materials. Alternatively, arrange an individual consultation to work through your requirements. Owner-provided dimensions are preliminary until verified onsite by the manufacturer.

The first kitchen-order round is planned for 30 October 2026, with a second round on 10 December 2026 for owners who need more time. These are indicative ordering dates, rather than delivery or installation dates.

Kitchen design and individual coordination support is charged at €25 per hour through Mons Orbelus. Indicative support ranges from an initial concept consultation of 3 hours / €75, through design and quotation support of 6 hours / €150, to fuller ordering and installation coordination of 9–12 hours / €225–€300. Work is billed according to actual time spent; any material expansion of scope will be discussed in advance.

Furnishing Choices

For owners who would like support furnishing their apartment, the three previously presented complete furnishing collections are:

The collections cover the itemised kitchen, bedroom, living/dining, terrace, lighting and curtain scope shown in each offer. Bathroom vanity furniture and the shower divider are excluded. Transport, carrying, assembly, appliance connections, plumbing and electrical installation are quoted separately.

You can choose a complete collection or mix and match items across the collections. Please email Stela with the items you want and the collection each comes from, so we can obtain a tailored quotation. For curtains, you can also send reference images showing your preferred style and colours.

Choosing a Different Wall Colour

For owners who would like walls painted in a colour other than standard white, we plan to share a colour catalogue at the beginning of November.

A paint colour can look different once it is on the wall, depending on daylight, artificial lighting and the room itself. Screen images and printed catalogues are a guide. Where possible, we recommend choosing your colour personally, ideally checking a physical sample in the apartment, and sending us the exact paint brand and colour code.

For owners who are not in Bansko, the catalogue will help you select a preferred shade. We can then coordinate sourcing and tinting the paint to your selected colour, together with delivery and painting. Material and labour costs will be quoted for approval before proceeding. Individual sourcing and coordination support is charged at €25 per hour through Mons Orbelus.

Looking Ahead — Spa and Gym

During November and December, the team will work with owners on ideas and preferences for how the spa and gym areas should look. We will use these discussions to develop the proposals together and share further details as this work progresses.

Planning Your Visit and Moving In

Please coordinate any visit, contractor appointment or intended move-in date with the project team before making firm arrangements. The construction and installation stages described above do not in themselves confirm that an apartment is ready for occupation.

Before booking travel with the expectation of moving in or completing the final notary steps, please obtain confirmation from the team of the apartment’s readiness and the relevant timetable. Title-deed, final notary and Act 16 dates should be based on confirmed project information; no dates for these milestones are confirmed in this update.

Due Date Summary

AC dates are choice deadlines. Kitchen dates are indicative order rounds, not delivery or installation dates. Construction dates remain subject to the site programme.
