Since our July update and the 29 July owners’ meeting, construction has moved firmly into interior execution, and a number of fit-out deadlines are now live. Below is where things stand — the freeze on certain change requests, the phased build sequence and what it means for you, the categories that need your decision, and what changes cost.
As always, everything here is designed to help you plan with a clear picture, rather than catch you off guard later.
August is a heavy coordination month — plastering, pipework, and levelling are all moving at once across different floors. This is also when floor & acoustic insulation and floor heating decisions need to be finalised, since both go in ahead of the finish floor.
September is the main decision window for bathroom fittings and Part Two flooring. Once these categories move into construction, late changes become harder and more expensive.
By this stage, the focus shifts from decisions to delivery — the clearer things are settled by September, the more smoothly this phase moves.
Due to delays, as we mentioned in the meeting, we are targeting roughly 15 apartments ready by the end of November. To help compress delays and keep momentum high, our main contractor has agreed to bring in additional workers across all floors. We are actively supporting the site team on daily coordination to ensure work moves forward as efficiently as possible.
While on-site execution naturally comes with sequential dependencies, we are doing everything we can to streamline progress, and we kindly ask for your flexibility and understanding around exact timing as we navigate this final stretch together.

These figures are indicative project references, not final quotations. * Tile labour prices in particular are indicative only — we will confirm final pricing once we have data on the total volume of tiles to be installed across the building. Where an owner selects an alternative to a standard included item, the cost may reflect the deduction of the standard item’s value; please confirm case by case with Stela.
A custom, opt-in upgrade — a thin 0.5cm layer laid under your finish floor that reduces noise transfer to the unit below and to your neighbours, and adds a degree of thermal insulation. Because it has to go in before the finish floor, we need your decision ahead of each floor’s construction:

Following updated manufacturer guidance, floor heating coverage is now standardised at 90% of apartment area for units where it is installed. If you previously submitted a floor heating map, please note this is no longer valid under the new standard. If you’d still like floor heating, please reconfirm your acceptance of the 90% coverage rule by 30 August 2026.
Please confirm your choices for shower enclosure, shower set, vanity, toilet, water heater, and bathroom heating by 15 September 2026 — full options and pricing below. If we do not hear from you by the deadline, we will proceed with the standard option in each category.

Separately, upper bathroom vanities and mirrors are owner-sourced — if you’d like support with ordering, reach out to Stela directly. We will share the on-site delivery and labelling procedure, along with installation pricing, by end of August.
If you’d like to supply your own bathroom tiles instead of the standard options above, a €150-per-bathroom handling charge applies to cover on-site logistics for custom material. Reference images for standard bathroom tile options will be available from mid-August. Custom tiles must be delivered on site between 10–30 September 2026 to stay on schedule.
Standard living area and corridor/kitchen flooring is 10mm laminate. If you’d prefer tiles instead, you will pay the labour difference — please note the prices below are indicative and will be confirmed once total tile volume across the building is known:

For tiled kitchen flooring, please send Stela a dimensioned map of the area you’d like tiled — owners bring their own tiles for this category, and we will share the ordering and on-site labelling procedure by end of August.
For living areas, we will also share an additional laminate shade and colour option by end of August, along with the confirmed standard skirting board colour. If you’d prefer to supply your own laminate, please coordinate delivery timing with us by end of October 2026.

Kitchen finish options and the full catalogue will be shared by end of August. Stela will coordinate the selection process directly with owners once it is live. Ordering will run between October and November 2026 — plenty of time to plan ahead of installation.
For owners interested in a slimmer water heater profile, the TESY BelliSlimo Cloud (flat, Wi-Fi enabled) is available as a premium upgrade at €483. If you’d like this option, let Stela know by 15 September 2026 — the more owners who opt in together, the better position we are in to negotiate on price.
Deed issuance follows the architect’s floor-plan correction in September but depends on the Act 16 approval. We expect more clarity in October and will inform you as soon as we know more. Based on where things stand, deed issuance this year looks realistic — though this depends on the authorities, not on us.
An interim 100kW electricity supply is confirmed and will be in place this winter, brought in from a neighbouring building. It will not bring the building to full power, but it secures additional capacity through the season. The permanent, full-capacity connection (360kW) depends on ElectroHold’s build-out for the building — we do not yet have a date and will inform you as soon as we know more. Based on where things stand, early next year looks realistic — though this depends on ElectroHold, not on us.
The pre-contract for the elevator installation is finalized. On-site installation work is scheduled to begin ahead of the final building commissioning.
As suggested by Astrid, we will support the owner-led work groups for the spa, co-working, and gym spaces to align plans and sync efforts. Further updates will be shared as these groups finalize their proposals.
One important item this month is closing out previously requested extra works. Estimations will be finalised by Ivan and Cris and sent to you by 5 September 2026, with payment expected by end of September, so we can close this process out for everyone.

For 1:1 support on custom or non-standard fit-out requests, Stela’s consulting time is billed at €25/hour. This applies where a request falls outside the standard catalogue and needs dedicated coordination — reach out any time to discuss.
