We hope you have a wonderful September. Work at Mons Orbelus is moving forward, and below you will find a short update on what is happening across the building, the next choices and deadlines to keep in mind, and a reminder of how owner orders and deliveries should be arranged.
The Fit-Out Choices page was updated in September and brings together the available apartment options, images, prices, procedures and deadlines. Please use it whenever you would like to review what is included and what alternatives are available. The Owners Register remains the official record of your final selections.

Several teams are working across the building, and the finishing programme continues according to schedule.
- Water and electrical installations are finalised.
- Plastering is continuing across the building.
- Teams are preparing floors and finishing walls so that the apartments can move into the next stages, including painting.
- The underfloor-heating systems for owners who selected this option are now being prepared for manufacture.
- The standard bathroom-tile selections have been locked in, and the related ordering procedures are being coordinated.
- Work is also progressing in the common areas, which are being prepared for their intended functions.
- 20 September — confirm your bathroom-heating choice, if still outstanding.
- 25 September — inform us if you have a preference for the bathroom door to open inward or outward.
- 30 September — confirm your standard laminate selection: A – Classic Oak, A – Grey (Bari) or A – Dark (Bergamo).
- 30 September — owners wishing to tile the kitchen and/or corridor instead of using laminate must confirm this directly with Stela and provide the proposed tile map.
- 30 September — confirm any non-standard wall colour and deliver any custom boiler.
- 30 September — custom bathroom tiles must be onsite for apartments on the Ground Floor and Floors 1–3.
- 5 October — custom apartment floor tiles and skirting must be onsite.
- 10 October — custom bathroom tiles must be onsite for apartments on Floors 4–5.
- 10 October — owner-supplied bathroom items and non-standard paint must be onsite.
The purpose of the deadlines is to give the builder a clear and practical process for coordinating all custom owner requests without slowing down the progress of the building. They help the onsite teams plan the correct order of work, materials and installations across all apartments.
At the same time, there is no need to worry about being behind. If you need a little more time, Stela will support you in reviewing what still needs to be decided and will coordinate with the builder to do our best to find a workable solution. The aim is to give you the support you need while also keeping your choices aligned with the builder’s milestones and the wider construction programme.

If you are ordering something custom for your apartment, please coordinate it with Stela before placing the order or arranging delivery. At this stage, we can accept only approved bathroom-related items and approved tiles for kitchens, corridors or other apartment floor areas.
Please do not yet send kitchens, wardrobes, general cabinets, loose furniture, appliances or other furnishing items. These deliveries are expected to begin from January 2027 onward, or from another date confirmed by the project team.
Before placing or dispatching an order, please contact Stela one-to-one and explain exactly what will be delivered. Every order must clearly include:
- Delivery days: Monday to Thursday only, between 08:30 and 16:30 Bansko/Sofia time; no deliveries on Bulgarian public holidays.
- Advance notice: email hello@orbelusbansko.com and notify Stela at least two working days before delivery.
- Stela: +359 883 442 833 — use this number for a courier only where a Bulgarian number is mandatory and with Stela’s prior agreement.
- Secondary onsite logistics contact: Dimitar, +359 895 828 545.
- Destination: Mons Orbelus building, Bansko — Google Maps coordinates: 41.82447, 23.48239.
- Courier directions: navigate to 1 Georgi Nastev Street at Fresh Market, turn into the small street toward Bel Mont Hotel, and continue to the white-facade building on the right-hand side of Bel Mont Hotel.
- Package label: Mons Orbelus, owner’s full name, apartment number, contents and package number where several packages are included.
- Payment: all products and delivery costs must be paid before arrival. Cash-on-delivery and parcels with outstanding charges cannot be accepted.
Handling fees are €150 per apartment tile delivery and €25 per standard non-tile delivery. Additional costs may apply for unusually large, heavy, fragile or multi-package deliveries.
- We will update owners on the air-conditioning options and selection process during the 7 October meeting.
- October will also focus on kitchen planning and ordering for owners who would like to use the project-supported options — see Section 7, Kitchen Options on the update page below.

View Kitchen & Furnishing Options →Stela is here to help with standard fit-out choices and general apartment questions. She can also support you with custom discussions, sourcing and purchasing kitchens, materials, paint, flooring, finishes and other items outside the standard apartment package.
For transparency, owner-requested custom support outside the standard fit-out coordination is charged at €25 per hour. The scope and expected time will be discussed with you directly before substantial additional work is undertaken.
Stela can provide practical advice on individual elements and small improvements across your apartment. For a complete interior-design project, we recommend appointing a local interior designer who can develop and follow the full design. If you already have a designer, Stela can coordinate with them on the relevant project requirements.
